Residential Expectations:

1. All residents shall pay taxes every Saint’s Week. 
   1. The rate at which a property is taxed varies depending on the property. This amount will be listed on the property’s tax box, or a Steward can be asked for the rate.
   2. If a resident fails to pay taxes, their property shall be put in an eviction period of three Saint’s Days. During this time, they may pay the taxes on their property and the eviction shall be overturned.
   3. If a resident fails to pay during the eviction period, the Stewards shall totally evict the property and make it available for purchase.
   4. For more information on tax expectations, see the corresponding section below.

2.  All residents are expected to follow and abide by all laws of the Haurul Caezk.
   1. The Haeseni Royal Army reserves the right to search any property as part of an ongoing investigation.
   2. Any resident convicted of a severe or treasonous offence will be put up for eviction and evicted on the final day of their trial unless going through the appeal process for then they will not be evicted till that is over.

3. Trespassing within the sewers will constitute a minor offence.

4. These residential expectations shall be subject to change based on the changing needs of the city. Residents shall be notified of any major changes.
 
Property Expectations:

1. Houses and businesses must have one primary owner and may not be combined. This is due to limited housing, as well as safety and structural concerns.

2. Additional basements may not be constructed for houses in the city.
   1. The construction of an illegal basement will be punished with a fine and an order to deconstruct it. ((This will be seen as griefing the build per server rules.))

   3. Renting out of property privately is strictly prohibited and shall result in an eviction notice being put up without appeal.

   4. All exterior walls and roofs are not to be changed in any way. In result that they are changed, the owner shall be given three saints days to fix them, after which an eviction notice shall be posted.

   5. Residents intending to vacate their premise should relay their intention to a Steward.

   6. Properties may not be resold or transferred, unless a special exception is approved by the High Seneschal. Only Stewards and certain Crown representatives may sell properties.
 
   7. These property expectations shall be subject to change based on the changing needs of the city. Residents shall be notified of any major changes.

Tax Expectations:

   1. Taxes must be paid once per Saint’s week, and will be collected in tax boxes labelled with the corresponding property box. ((Taxes are due at 11:59 PM EST every Sunday))

   2. Taxes shall be paid in Haeseni Krawns, available for purchase in the Golden Crow Bank.

   3. If a resident is, for whatever reason, unable to pay taxes, they must speak with the High Seneschal or Kastellan of Stewardry in regards to other forms of payment or a payment plan.

   4. If unable to contact a tax official before the end of the week, residents must leave a letter for the High Seneschal in regards to their tax situation.

   5. Failure to pay tax shall result in the relevant property being listed for eviction, following which the owner shall have three Saint days to pay overdue tax and overturn the eviction.

   6. In the event of an eviction,  residents shall be provided with a physical notice posted to their property. Residents shall have three Saint’s days to remove your personal property before it is reclaimed by the city. ((As per server rules))

   7. Tax exemptions, in special circumstances, may be granted by the High Seneschal.

   8. These taxation expectations shall be subject to change based on the changing needs of the city. Residents shall be notified of any major changes.
