I.Introduction

Orchestrated by her serene highness, Luciana Maria Napoliza, princess of Vitenna, duchess of Fonsi and baroness of Vileux alongside the honourable lady treasurer, Georgina Castelo and the honourable high steward, a guide on how to obtain a house in Vitenna.

Housing is a necessity for anyone in Arcas, whether you’re an Orc, Elf, or Human, all races can buy and own property in Vitenna.

This document will explain how to get a house,

how to pick out a house suitable for you (and your family), taxes, and more.

 


 

II.Obtaining property in Vitenna

To obtain property in Vitenna, you should speak to the honourable High Steward or a regular Steward. The property may be used to house you and your family, 

or in some cases house a shop.  A Steward will ask for three things, Budget, Name, and if you are a Citizen,

this way, they know who you are, know your budget, and know you’re a citizen of Vitenna. 

The houses of Vitenna all carry an adress on their building, alongside with information about the class of house/shop. Regular houses may not be utilized as a shop, unless permission is granted by the High Steward.  

 


 

III.Purchasing prices & Taxes

There are several types of classes available, each with their corresponding prices and taxes.

The prices and taxes are based on the size, exterior and purpose of the property.

To find out what class the property you possess, or wish to possess has, check the adress on the property. 

Taxes are collected by the Honourable High Steward at the end of each saint’s year. (OOC: Sunday at 6PM EST)

Failure to pay will result in a warning from the honourable Lady Treasurer or High Steward through a letter and a poster on your front door. 

If the warning is ignored, and the second taxation is also not paid, the property and possesions shall be transfered to the crown.

Tax slips can be bought at the local bank, across of the palace of Vileux and are to be put in the corresponding box of your adress. 

 

Class A

purchasing price: 50 Mina

Taxation: 50 Mina

 

Class B

Purchasing price: 100 Mina

Taxation: 50 Mina

 

Class C

Purchasing price: 150 Mina

Taxation: 100 Mina

 

Class D

Purchasing price: 300 Mina

Taxation: 150 Mina

 

Shop

Purchasing price: 200 Mina*

Taxation: 50 Mina

*= In case of a property classified as class A, B, C or D gets utilized as a shop, the purchasing price of the corresponding class shall be used.

 


 

IV. Interior and exterior

The interior design of property may be changed at all times. You may decorate it as you wish and change it at all times.

The exterior however, may not be changed unless permission was granted by the honourable, High Steward.

This also includes basements, windows and doors.  Failure to following these laws issues a fine of 200 Mina, and a order to immediatly change it.
