Lair Lore (supply link to an existing creature or other lore if being used as basis for this lair) (1000 words minimum):

The Highwaymen are a group of bandits that cropped up in Azuras shortly after landfall was made in the new world. And Undertow is a small encampment enclosed by felled trees as a small barrier between its inhabitants and the wilds. The encampment itself houses the highwaymen when they are not out running the roads for coin and supplies. This is where they live their lives, away from the 'civilized' worlds laws and constrictions. Here they made their own rules and lived their own way. Undertow itself was built on the stubbornness and persistence of two brothers, Edantès and  Arséne, the founders of the Highwaymen. The twins wanted to make their own little paradise that catered to their wants and desires, including those of those who followed them. Undertow does just that. The name of the encampment was selected by Edantès as he believed it to be fitting for what their group represented in their minds. They were people that lived below the constraints of society and moving their own way. Undertow is a symbol of what the group can do with their own freedoms.

All images and videos above are the inspirations/build design aesthetics we are going for while the screen shot is the base size of the structures we would be building

Why can this group not fulfill their roleplay niche in an existing settlement or nation? (Give a detailed answer and examples of how this has not worked in the past.):

+ The highwaymen cannot fulfill their roleplay niche for an EXTENDED period of time, which is what we are after, if we reside in existing settlements or nations. The very core belief of being a highwaymen is that we do not follow local laws but rather our own rules and our rp would be a daily disturbance to other players if we resided in the city. A bandit isn't going to live very long in a city- they will be killed. Our group is bandits is focused on patrolling the roads as REAL highwaymen did and bring our rp to travelers. The goal is to give each person we come across a fulfilling rp experience with 'bad guys' while maintaining a respectful ooc environment between players at that time. We want to give players that thrilling feeling of danger of possibly running into us on the road and if they do they could have a CRP encounter or even just a regular rp encounter. We want to make villainy rp something fun and not irritated with. I do not know if bandits have lived in cities in the past but to my knowledge the only bandits I knew of, Salvans, had their own base as well as a growing nation. Now we as the highwaymen are not striving for nation status. We just want to maintain our group of bandits for as long as possible to create encounters for nations across the map.

How does this lair add to the greater world around it? How will its existence benefit its roleplay group and the server at-large?:
+This lair adds to the world by being a location to be found by people who potentially want to join the highwaymen group can find via rp rather than contact OOC to join. The more Rp created the better. Not only that our group intends to also use abandoned structures across map as temporary bases so when conflict inevitably happens our foes will have to figure out where we would be. Are they at their main base or these temp ones? It would be cool for groups of warriors to have to go find this bandit outpost and make efforts to shut down the activity in it. The base also also opens doors to more underworld activities such as fencing [selling stolen goods] - ultimately Undertow would be a great addition to the world mainly for the Highwaymen as we want a place to be able to have lax rp without being arrested or slain on the spot as many other Lairs wish to have. There needs to be down time at some point you know?

Application denied.

Voters did not like the build and did not think the purpose of the group was unique enough. They should be under a nation covertly and operating between members in nations rather than an established base. These types of groups have gotten land and worked well under nations in the past.
