I. HOUSING

 

The process of purchasing a house starts by contacting a Steward who assists with housing and tax organization. Stewards are appointed by the Seneschal. Once you have found a steward, express your interest in buying a home, and they will present you with available houses that match the size of your household.

 

Once you have chosen a home, you will have the opportunity to pay the flat fee and receive the keys. If the house is unfurnished, you will be responsible for furnishing it.

 

After completing these steps, the home officially becomes yours. For the first six months following the purchase, you are exempt from taxation. However, starting from the 7th month, on Sun's Smile, taxes will be due every year on the same month. In the unfortunate event that your household becomes involved in criminal activities or loses its privileges, your home may be seized and sold.

REGULATIONS

Every year, a steward will visit each homestead at a time of their choosing to conduct the yearly inspection. During this inspection, the inspector will be checking for various infractions. Examples of such infractions include growing crops inside the living quarters and keeping livestock within the premises. 

 

However, the most crucial aspect the inspector focuses on is basements. To construct a basement, a fee of 50 mina must be paid. However, if an unmarked basement is discovered or any evidence of plans to build one without prior approval is found, the fine will be increased to 100 mina.


There are also three regulations surrounding the purchase of a property :

 

  1. Firstly, individuals are limited to owning one home and one shop each, while foreigners are restricted to purchasing stalls unless approved by the Duke or Seneschal. This is to help prevent stagnation as richer individuals buy out the housing market, to drive up rates for the common folk. 

 

  1. Similarly, regardless of if it is the same buyer or separate ones, two houses that sit next to one another cannot be combined to form one larger house, without the explicit permission of the Ducal Coronet. 

 

  1. The final regulation regarding purchase is that one may not construct or change the exterior of their homestead without said explicit permission of the Ducal Coronet.

 

 


 

 

II. TAXES

 

By the order of Duke John II, the Duchy of Adria will introduce a system of discounted taxation for the initial two years after relocating to Aevos. Subsequently, the taxation amount will double for every property. Furthermore, for the first six months following the purchase of your property, you will be exempt from taxation. However, starting from the 7th month of Sun's Smile, taxes will be due every year on the same month.

 

TAX COLLECTION

A standard tax year in our region extends from Harren's Folley to Sun's Smile, with tax collection occurring every Sun's Smile. During this period, we kindly ask that no coins are added to any tax boxes to prevent confusion unless prior approval has been granted by the Duke or Seneschal.

 

Individuals and businesses are encouraged to submit their taxes during this timeframe by placing them into the designated "tax box" of their respective properties. Tax boxes can be found at the Tax Office located at Veleç Lane 13.

TAX INFRACTIONS

Failure to pay the yearly tax on time will result in an infraction recorded in the Steward's ledger. Residents who accumulate three infractions will be served a notice three months prior to eviction, offering them the choice to settle the outstanding amount with either the Duke or Seneschal.

 

However, there is a provision for the Seneschal to waive a resident's taxes if they can provide substantial evidence demonstrating their inability to pay.
