Rupert Needs A Burrow!

Rupert strolls through town, passing Richard's burrow. He eyes it, reading the repossession signs. Quickly, he slaps a sign up next to it, reading:

 

I want this burrow.

Rupert then quickly runs to the noticeboard and slaps up another sign, reading:

 

It's Rupert! I'm here! Can I take Richard's ol' burrow?
