GoodGuyMatt 7072 Share Posted December 13, 2022 DAS EDIKT DES EIGENTUMS THE EDICT OF PROPERTY Issued by the Office of the Bailiff and the Herzog of Minitz in the year of our Lord 1902 SÖHNE UND TÖCHTER VON MINITZ, As the construction of Neu Brandthof comes to near fruition, the necessity of law regarding the property has been deemed paramount from the Office of the Bailiff. Let this Edict outline all the important rules and regulations concerning the owning and leasing of property within the Herzogtum of Minitz, so that all its citizens may reside in peace and accordance to the law. THE LAW OF PROPERTY Chapter I: ON ALL PROPERTY Basement no lower than 1 floor within the buildings Neu Brandthof, and no lower than 2 floors for farmsteads. The FIRST residents of a property within Neu Brandthof will be allowed to alter its interior as they see fit, be it leased or owned property. No structures used for: torture, jailing, or agricultural uses of any sort within the walls of a property. The Farm houses outside of the walls of Neu Brandthof can only be leased to the Soldats of Theoderic’s Warband and bought by the Geehrte of the realm. The exterior of any property cannot be altered unless permission has been given by the Bailiff. Exclusively residential properties will not be allowed to be used for trading of any sort, any alterations to such properties that are facilitated for trading will not be allowed. Lessees or owners of the property may ask for permission from the Bailiff to allow their residential property to be used for trading in exchange of an increase in its tax. If a resident is found to have been used their residential property for consistent trading shall be fined. Any further violations of this law will be fined with an additional 20% of the previous fine. If an owner fined for such a reason does not pay the fine within two years, its value will double. After such, its value will increase by 20% for each missed year. If a lessee fined for such a reason does not pay the fine for two years, they will be evicted and their property shall be returned to the Duke. Chapter II: ON LEASED PROPERTY: There shall be no up-front payment required to begin leasing a property within Neu Brandthof. The designated interiors of a leased property within Neu Brandthof after the first tenant cannot be altered. Occasional check-ups shall be conducted by the Bailiff or the Stewards to ensure that the interiors of leased properties are not altered. Allowed changes of the property’s interior include: addition of storage, moving of the current furniture within the same floor, etc. This law shan’t hold for changes that have been deemed to be temporary, such as addition of extra seating for visitors, etc. Upon the breaking of this law, the lessee shall be fined by the Office of the Bailiff. Not paying the fine within three years of its designation will lead to eviction of the lessee, who shall not be allowed to lease or buy property in Minitz until the fine is paid. If the same lessee is found to have once again altered the interior of any property they own, the amount of the following fine will be increased by 20% of the previous. Chapter III: ON OWNED PROPERTY Owned Properties CANNOT be sold to someone who is not allowed to own property. Thus, only the Geehrte of the realm can sell properties to their fellow Geehrte who are allowed to own that type of property. Owned Properties CANNOT be sold by the current owner without the permission of the Lord Bailiff. Upon the sale of a property from its current owner, the Bailiff’s Office shall extract a 20% tax of the total amount being sold. The owners of a property may alter its interior as they see fit.
