((Just a comparison. Laurelin homes tend to go for 3-6k for a 2-3 story home in nicest sections of the city (though every section is nice). We also do not pay taxes, though we also don't have payed guards either.

12k+ sounds like a bit much, actually.))

((Average houses in Alkhazar are around 17.75k))

((In the Orc cities our slums are tiny, little, barely any floor space, slums. Probably enough room for a double chest a bed and some extras. Now, these are VERY cheap. Around 200 minas. Sometimes given for free if you are brand new. Our prices for our good homes are very reasonable and cheap. We rarely sell to outside races so most never hear about it. Sanhar is where you would have to buy if you were from an outside race. I recently purchased a very nice home in San'Jezal for 500 minas (This house went for much higher but I had done things in the rebuilding that got me this. It was still very cheap.) ))

(( I Am Farley New To This server, i have been here for like maybe 2-3 weeks now... i still live in the streets... Every home that is out of the slums are outrageous, i have just been accepted into the guards, i haven't got and job to pay for a house yet, and still it will take me a while to be able just to buy a simple home in the nice parts of Al'kahzar, also the really tall house in the slums, has a ladder to the roof... if you get out you can jump the wall to the castle, so a bandit can get in even IF the gate was closed, if the kingdom gate was closed then he wouldn't get in, so i was thinking since i am a guard and i am vowed to protect the citizens and the royal from danger, i say we cover up the hole, and not let people open it up again... Because WHAT IF, something like that did happen, we weren't ready, the gates were not closed to the castle, the bandit gets in, kills the king, loots the place, then we kill him but still, better safe then having our king lay on the ground dead, as his spirit is being carried back to The cloud temple, where he will be resurrected, and he will have to go along the dangerous king's road until he reaches his castle again. Also I do agree that the prices are very high for houses, i checked a few out... they are small, not well furnished, SMALL, dirty, not a good design inside, but still cost like 12 grand! For a starter home! I don't have that money, it will defiantly take me a long time to get it also, So i was wondering you could make like a starter district, with cheap homes, but they don't look like slum homes, I can not stand slum homes, they make me wanna barf ( No offence), So that is pretty much how i think about this mess... Prices where lowered on homes. For example a home that used to cost 22k, now costs 17k. A shop that used to cost 15k, now costs 12k

New slum district is in the process of being built. There are currently 7 slum homes for sell for 2000 mina each.

I think new Alston is mainly a historic site

Well, there is the historic fort close to Crimson Vale and then there is New Alstion pass King Edmunds bridge. It got homes up for sale, but I have seen only one or two name signs on houses around the town. It's doesn't seem to be part of Oren anyway, but I was just wondering if the town serves any purpose. There are already enough forsaken houses, forts and towns up in the north, that just mess up the landscape.

((Wow.. just a little over 2000 and you can get a nicer home in the middle of Laurelin :sad: Don't you all have taxes on top of that?

I understand that Al'Khazar is a busy and popular city, but some of those prices are just way too high. I think that is why there is so many houses right outside Al'Khazar that people live in. I'd actually recommend cutting them in half, at least for humans. Non-humans would pay a premium of course. But I'm not going to say how to run Oren, I am an elf after all :smile: ))

The prices should go down a fair bit if there is going to be taxes, which should be implemented by next week :D. But people really need to think of it from an realistic point of view, would you be able to afford a home in New York City by yourself? In most cases no. Most people live in apartments and with roommates. People need to start moving in together, then the prices become halved or even thirded (lulwut). That is also how taxes become easier to manage, the more roommates you have the less you pay for rent/tax. I am under the impression that there needs to be more apartment buildings in the city though.

I have already asked one of my architects to come up with a design for an apartment building.

The 2000 mina home was a mistype, it should say 1000 mina. Also, If Oren lowered its prices to the equivalent to laurelins, then it would not be Oren anymore.

I am renting out and selling small rooms in Al'Khazar, for a low price, but almost noone is interest.

Everyone just wants a large house in the city, that's why they say it's too expensive.

(Why should everyone have a large house in the capital? There are cheaper towns, and rooms for rent in the capital. I lived in other towns myself too, and slowly earned money for an expensive house.)

((Most people do but most small towns get destroyed by Undead so they end up being poorer because they bought a now-destroyed house and they lost a lot of valuables.))
